Does my roof need resealing?
Resealing your roof is a great way to keep it looking good, and to prevent any serious structural issues from developing as a result of damage or wear. Many of the problems that a reseal will correct are cosmetic, but these problems also tend to lead to bigger issues like corrosion, holes and leaks.
To stay on top of repairs and maintenance, you should examine your roof at least once a year, as well as after any serious storms – if you have any reason to think there is damage, get it looked at by a roofing professional. Below is a list of signs that your roof may need resealing:
- Tile condition – broken or missing tiles
- Moss, lichen, dirt
- Leaks and holes
- Broken ridge caps
- Damaged pointing
- Metal surface – dirt and corrosion
- Condition of screws and other fixings
- Condition of joins and seals between roof sheets
- Corroded flashing
Resealing a roof: what’s involved
There’s quite a bit involved with properly resealing a roof. For the job to be done exhaustively, it’ll generally require the roofing expert to:
- Locate and repair any leaks
- Repair/replace roof cladding (shingles, tiles or steel sheets)
- Repair/replace nails, screws and fixings
- Check seals in roof valleys and around flashing
- High pressure clean to remove dirt, lichen and moss
- Clean gutters
- Remove dirt and dust from surface of roof
- Apply primer coat of sealant
- Apply at least one coloured top coat of sealant
- Repoint ridge capping
- Coat vent pipes, flashing and valley irons
How much does resealing cost?
Quotes for resealing vary significantly, depending on the size of your roof and how much damage needs repairing. As a rule, it’s a good idea to get several quotes and find out what each involves. As a matter of basic maintenance, you should ideally have your roof resealed once every 15 years.
